The Austin Creche Project is a 3 stage project:Stage 1 – Baby / Kinder Building – New BuildStage 2 – Toddler Building – Extension & RefurbishmentStage 3 – Administration Building – Renovation & RefurbishmentEach of the 3 areas will be contained building sites in their own right and will be defined by builder hoardings in each of the separate stages.  Stages run end to end, one after the other.
Stage 1 – Baby / Kinder Building
This new build construction comprised all ground and sub structure works, in ground services, slab on ground, timber and steel frame, metal roof.  Timber windows and weather board cladding.  Services included power, lighting, communications, security, fire detection, air conditioning, water, sewer and storm water installations.  Finishes included all new plaster walls and ceiling, a mixture of carpet and vinyl flooring and extensive joinery installations.
Stage 2 – Toddler Building – Extension & Refurbishment
The works involved partial demolition and existing and extension of existing building with similar existing structures.  The ground slab and metal roofing was extended out on the northern side of the building with a mixture of timber and steel framework comprising the structure.  Fit out works then included new plaster, ceilings, services, floor finishes and joinery.  Works were mostly confined to the extension component of the works.
Stage 3 – Administration Building – Renovation
Heavy early demolition and structural steel beams were installed to open the new clearances through the existing masonry walls.  Fit out works were fairly extensive.  Power and data for all 3 stages are fed from the Stage 3 hub, this means that logistically  upgrade works in stage 3 were part of stage 1.
Internal finishes included new plaster walls and ceilings, new power, data and lighting installations, carpets and joinery.  The existing slate roof covering was  also  replaced with either a new slate or colour bond roof.
